25yr Warranty Siding 
and exterior trim featuring - 
Cemplank fiber cement siding. James Hardie fiber cement siding will not swell or delaminate and simply won't burn providing a superior lasting quality that even termites can't penetrate. HBNW is proud to be the first manufactured home producer to provide the outstanding benefits of James Hardie products as a standard feature on every home we build.

A full underlayment of house wrap is installed between the siding and framing components. This provides lasting protection from wind and moisture build up assuring lifetime insulating efficiency and structural integrity.

Our steel frame system is foundation friendly with I-beam recessed on each endwall to assist site work stem wall or foundation cover construction.

Floor decking is 3/4" thick. This is only 1/8th" thicker than many competitor floors, but it multiplies the tensile
strength several times and that has a noticeable effect on floor stability. You can feel the difference  when you step
into any Homebuilders Northwest home.

A porch light is placed near each entry door and an exterior electrical receptacle is protected by a ground fault interrupter circuit breaker.

Fit and finish superior craftsmanship. The Homebuilders Northwest philosophy focuses on a slower rate of production.
This allows each phase of the construction process more time to complete the task and to assure finish  quality in every home.

Vinyl Thermal Break Windows
Energy Star vinyl thermal break windows provide maximum energy efficiency and ultraviolet sun ray protection.  Low-E glass reflects heat while the easy care vinyl framing reduces conductive transfusion of air and eliminates moisture build-up.

Fiberglass Shingles
Owens Corning Brand shingles are superior
weight and grade and are installed with a high wind zone application for enhanced protection against wind and weather. These are Class A fire rated shingles constructed of durable weather-grade asphalt and a tough fiberglass mat core that is impervious to moisture. Owens Corning shingles set the standard for quality and performance in Pacific Northwest climates.

Our floor system is built on a transverse floor joist frame. Each floor joist crosses the rigid I-Beam frame twice within its length maximizing the load bearing ability. The frame also has outriggers that extend to the side walls and are secured to the rim joist. This provides added side wall strength and is not often found in other manufacturers floor designs.

Fully vented side wall eaves allow air flow throughout the sub roof area and our unique flow-thru attic ventilation system eliminates moisture laden air from the entire roof cavity. A separate electrical recept for heat tape installation is provided under the home
near the water line inlet.

Front and rear entries both have full size 36" x 80" in-swing doors with deadbolt locks that assure lasting quality, maximum security and easy access for all household belongings, even the washer and dryer. Front entry also includes a door knocker and peep hole.

HBNW Energy Packages
provide exceptional heating and cooling efficiency. Our engineer does a heat loss calculation on every home we build. That information is then placed on the compliance certificate you'll find posted in your home.

FIBERGLAS HVAC System
provides efficiency levels far superior to metal duct systems and enhances static pressure for even air flow to all areas of your home.

30 lb. Roof Live Load Design
assures superior strength from foundation to roof peak. Many competitors build to a 20 lb. roof load design which is the minimum allowable code standard. Our superior design lends truth to the saying "a chain can only pull weight equal to its weakest link".

  2x6 side walls are spaced 16 inches on center. Window and door openings are framed with 2x6 minimum. Design controls keep major interior walls in line with floor joist and side wall studs for superior strength and support. Corners of marriage openings are braced for transport to assure integrity during transport. Side wall openings are reinforced with metal strapping between sheetrock and studs to reduce texture stress fractures. Strength and durability are engineered in as a primary ingredient of the HBNW business philosophy.

A whole house shut off valve is conveniently located in the utility room.

Powered ventilation fans are standard in each bath and each SGC home includes a whole house fan to assists the exchange of fresh air for a healthy and comfortable living environment.

All applicable HUD code labels and fees. Your home is inspected, approved and certified to comply with all HUD code requirements prior to shipment.

                                               SUPERIOR INTERIOR FEATURES
  Texture finished sheetrock walls throughout including all wet areas and wardrobe closets. Side wall sheetrock is glued, then screwed to wall to assure a secure bond and reduce stress fractures. All joints are seam taped including wall to ceiling seam. A light orange peel texture is applied and then finished with an easy to wipe clean interior latex paint.

  Ceilings are vaulted throughout except for central areas of triple section plans where ceilings are 10 foot tall flat areas. All ceilings are finished with a knock-down texture finish in a pattern that is unique to our homes. All ceiling sheetrock is 5/8" thick and screwed to each rafter.

  Many plans have special architectural accent texture finished openings, archways, ledges or other features that enhance the styling and lifestyle of the home owners.

  Window sills are texture finished on three sides with a white base sill plate installed that serves as an easily maintained plant ledge.

  Interior doors are mortised and have heavy-duty pinned hinges for superior strength. Wardrobe doors are made of the same hollow core material as passage doors and door knobs are metal. Floor mounted door stops prevent swinging door wall damage.

  Metal mini blinds are standard on all living area, kitchen and bedroom windows. Sliding glass doors have vertical blinds.

  Cabinet doors are 3/4" thick a natural wood finish. The beauty of real wood is easily recognized from the typical process finish found in most other home producers standards. Cabinet face frames are assembled with screws rather than staples or simple brads. This assures a durable cabinet system that is designed to last a lifetime. Drawer boxes are plywood on all four sides and are placed on a roller guide that supports the full length of the drawer for maximum weight bearing capacity.

  Upper cabinets are white lined with finished edges and have finger-touch adjustable shelves. Lower cabinet compartments have base and center shelves. Stationary shelving in all closet and pantry areas are supported to carry heavy loads and wardrobes have heavy duty dowel rods and support brackets.

  Baths have a standard 60" fiberglass tub/shower combination. Some plans offer an alternate bath with separate shower stall and pedestal lounging tub with an obscure tempered glass window above.

  Countertops offer a wide range of color selections and include a 4 1/4" ceramic tile backsplash in a choice of coordinating decorator colors. You may select your color of countertops and tiles on a room by room basis. Carpet is standard in all rooms except kitchen, nook, utility and baths where floors are a superior grade linoleum with a written quality assurance warranty.

Carpets are available in a selection of styles and colors to suit your individual taste. Rebond pad is included in all carpeted areas.

  Energy Star double door no frost refrigerator freezer with reversible doors and a 30" free-standing range with light and fan in range hood are standard in an all electric home with 200amp service. The utility room is ready for washer and dryer. A variety of appliance and utility options are available including deep sink laundry tubs set in their own base and overhead cabinet units. Gas appliances and services are also available and are delivered with orifices for either LP or natural gas. Both the standard electric or optional gas furnace can be ordered for heat pump or air conditioner installation.

 Glass globed ceiling lights are standard in all bedrooms and walk-in closets. Baths have a ceiling light plus a separate vanity wall light.
